Local Areas Served

People love Tacoma because it is a CITY with art, music and things going on. They love the unique neighbor hoods and it’s easy to find their personal niche. Tacoma is served by the Tacoma School District which also reaches many of the suburbs. Whether you want a 1900s craftsman, midcentury modern, 1970s rambler or 2000s modern, Tacoma has it all!


*side note, Fircrest and University Place are actually their own cities!

Tacoma

Move to the city of Puyallup if you like small town charm. Like living in an episode of “Gilmore Girls” this town has it’s quirky traditions. It’s close enough to commute to just about everywhwere. Puyallup School district covers the city and into the suburbs around it like South Hill.

South Hill gives off country and suburban vibes depending on which area you choose. That means there’s something for everyone up here! Chickens, sidewalks, parks, HOAs or No HOA - you can find what you need here. This area is also covered by the Puyallup School District.

South Hill

Graham is full of choices: acreage or neighborhoods. You can truly have either one. The Bethel School district encompasses Graham, Spanaway and some of South Hill. Pick your lot size, your square footage and particular school and we can find a house for you!

Spanaway is often the choice for military families. It has Bethel schools, a quick and easy drive to JBLM and great suburban neighborhoods. Basketball hoop for the neighborhood kids? Check! Short trip to the store? Check! Club level sports for any sport my kid wants? Yes!

This area appeals to a wide mix of people. There are lots of neighborhoods built in the early 2000s, so the homes are modern, efficient and have reasonalble HOAs. There are also some gorgeous lake front homes on Lake Tapps. There are still a few farms nearby. This area is served by the Sumner-Bonney Lake School District. Do your due diligence on the zoning for each school.

The Tehaleh community boasts something for every budget, some amazing trails, retirement communities that are full of energetic outdoorsy people and a KILLER view of Mt. Rainier.

Bonney Lake

Orting is an incorporated town just south east of Tacoma, Puyallup and Sumner. They have their own school district, one highway in and out and the feeling that it won’t take too long to know a lot of people. If you have school age kids, consider this one. The kids and families truly grow up together. The highway leading into Orting is a destination for pumpkin patches and tree farms.

The Foothills trail connects it to both Bonney Lake to the south/east and Puyallup to the north. I have personally run that trail in all directions and it is a great way to get in a lot of miles and feel safe the entire time. Runners, walkers, cyclists and casual walkers with dogs all love this safe, flat paved trail that connects the communities.

Orting

Yelm is in Thurston County, has it’s own school district and is rapidly growing! Whether you want to own 20 acres or 0.25, there is probably a home that fits your budget here! It is high on the list of many military families because it is close to Olympia, Lacey, JBLM and more. Home prices tend to be slightly lower here compared to Puyallup or South Hill.
